      THESIS. Buurtreport is a civic-data instrument for expats, not a real-estate portal.
      It refuses the funda/Trulia canon of hero-photo + tabbed stats + score-chip cards.
      The grid IS the argument: every buurt is one front page whose modular field layout
      lifts numbers into significance before words explain them.

      OWN-WORLD. Total Design / Vormgevers-era Dutch modernism. Ground: near-white paper
      (250/248/244) warmed one notch off pure. Ink: near-black (15/18/25). Three primaries
      claim whole regions — Reflex Red (227/24/55), Reflex Yellow (250/208/40), Reflex Blue
      (30/60/195) — carried at 30-60% coverage inside data zones, never as accent scatter.
      One face: Switzer at four weights, tabular numerals, tracking -0.03em on display.
      Hairlines 1px ink; no shadows; no rounded cards. The 12-column grid is visible.

      STORY. A visitor lands on centrum/hilversum from funda. Reads the buurt name at billboard
      scale. Sees the map portrait with THIS buurt lifted in yellow inside its neighbours.
      Reads the grade block and the demographic block side by side, positioned by field
      not by tabbed chrome. Scrolls through numbered sections that each earn their region
      of colour. Leaves with a verdict AND the numbers behind it.

      FIRST VIEWPORT. Header hairline. Row 1: buurt name at 12vw across 12 columns.
      Row 2: coordinate strip + gemeente meta. Row 3: 8-col MAP PORTRAIT (yellow-filled
      current buurt inside grey neighbours) beside 4-col STACKED FACTS zone (population,
      density, WOZ, dominant age band). No hero photo. No CTA button in viewport 1 —
      the map IS the CTA; clicking a neighbour navigates.
